The Toronto Regional Real Estate Board recorded 47 sales in the immediate zone during the second quarter, compared with 31 in the same months of 2024. Developers have also filed two new mid-rise rental projects at the old TTC carhouse site on Queen, each citing the station as the anchor amenity in their applications to the City of Toronto planning department.
Condo resale prices in the same pocket have climbed from $780,000 to $915,000 for two-bedroom units, according to the board’s June data release. That gap has narrowed the traditional discount between East End condos and comparable units near Yonge and Eglinton, where values remain anchored above $1 million.

City planners will hold a public meeting on 22 July at the Ralph Thornton Centre to review traffic-management plans during the four-year build. Prospective purchasers are advised to verify that any offer includes a clause covering potential vibration or dust claims tied to the station box excavation. Current owners within the 400-metre radius should obtain updated appraisals before listing, as the board’s next quarterly report will incorporate the first full summer of active construction data.
